A young couple is considering relocation, and is looking or jobs, and reasonably priced land, with/without buildings. Kevin is a heavy equipment mechanic with considerable experience. Marie is a Registered Nurse, also with experience, and is interested in 1 on 1 home health care. Please create three tables including real and functional URLs. One table is job opportunities for Kevin, another table for Marie, and the third table is land opportunities. The locations in each table need to match needs of Kevin, Marie and land such that each location could offer jobs and land.

The strongest three-way matches are Grand Junction, Montrose, and Delta. Each has current opportunities for both careers plus comparatively attainable land inventory. Prices and openings were checked August 16, 2026, but should be reconfirmed before traveling or applying.

Land opportunities

These are illustrative asking prices, not valuations. Lower-priced large parcels may lack legal residential access, domestic water, septic approval, power, or permission for full-time occupancy.

Location Example opportunities Asking price Practical assessment Live inventory URL
Grand Junction 551 23 Road — 3.07 vacant acres $179,900 Best overall job market, but acreage is more expensive. Convenient for both United Companies and Grand Junction home-health work. Realtor.com land inventory · Zillow land inventory
Grand Junction 179 Ledge Court — 0.24-acre building lot $115,000 Smaller and easier to manage; more plausible for conventional construction and utilities than remote acreage. Verify HOA and architectural requirements. Realtor.com land inventory
Montrose TBD Tres Coyotes Trail — 15.57 acres $135,000 Attractive acreage-to-price ratio. Confirm winter access, well feasibility, septic suitability, power cost, covenants, and actual driving time to Montrose. Zillow Montrose land inventory
Montrose TBD Lot 2, 6900 Road — 1.13 acres $96,500 More manageable homesite near the employment center. Potentially better for building soon than remote 15–40-acre tracts. Zillow 81401-area land
Delta 3849 Peach Valley Road — 40 acres $120,000 Very low price per acre and convenient to Delta-area work, but due diligence is critical. Confirm legal residential use, water, access, utilities and soils before treating it as buildable. Realtor.com Delta land · Zillow Delta land
Delta 6120 Stirrup Creek Road — 4.07 acres $165,000 Smaller agricultural-style parcel and a more realistic size for a home, shop, equipment storage, or small homestead—subject to zoning and covenants. Zillow Delta land
Delta Cunningham Street lots — approximately 0.22–0.34 acres $75,000–$88,000 City-water availability is advertised, making these potentially simpler building sites. Verify sewer or septic, tap fees, minimum house size, and manufactured-home rules. Zillow Delta land

Best overall order

  1. Delta — best affordability: unusually inexpensive acreage, a county mechanic opening, and a local Cimarron home-health office. The tradeoff is a smaller job market if either initial position disappears.
  2. Montrose — best balance: a larger employment base than Delta, a particularly strong municipal fleet position, multiple home-visiting RN paths, and substantial acreage inventory.
  3. Grand Junction — best employment security: by far the deepest market for both occupations and the best private-duty nursing prospects, but land generally costs more.

Before making an offer on any acreage, the couple should obtain written confirmation of zoning, legal access, year-round road maintenance, water rights or well eligibility, septic approval, utility-extension costs, mineral rights, wildfire insurance availability, and whether a residence and mechanic-sized workshop are permitted.
